Closing Division

Our seasoned Closing Title Specialists (“CTS”) process all types of Florida real estate closing transactions once contract is binding. Each CTS coordinates closing on-site or remotely via our preferred certified notary vendors. Responsibilities include but are not limited to as follows:

• review executed contract packages and revise commitment after review of title update
• review updated lien/estoppel reports and coordinate with Servicers, Listing Agent and Associations regarding outstanding payments
• coordinate with Selling Agent and Buyer(s) as to conveyance deed vesting and mailing address
• meet Lender’s title order and closing instructions for Buyer
• preparation of legal/closing documentation and Settlement Statement
• collect all funds and signed closing documents to authorize disbursement and release of property keys
• communicate with sellers and affiliates/buyers, brokers/agents, lenders and mortgage brokers, underwriters, vendors and more
