Pre-Closing Division

Our Pre-Closing Division includes Order Intake and Pre-Title Processing associates who receive customer base new referrals for residential and commercial REAL ESTATE OWNED (“REO”), AUCTION, PURCHASE/SALE, REFINANCE, and SHORT SALE real estate transactions in the State of Florida. Our knowledgeable division reviews and processes the following, but are not limited to:

• commitments and cure title defects
• order and review lien and estoppel reports generated by our affiliated company www.cityliensearch.com (service based upon customer relationship)
• e-mail introduction letter to broker/agent
• mitigate condominium and homeowner’s association dues
• code violations and open permits
• Servicer deed preparation and recording
• obtain non-foreclosable lien payoffs (contact us for a quote for this service)
• refer customers requesting mobile home title retirement to our affiliated law firm for a quote
• communicate with sellers and affiliates, broker/agents, underwriters, associations, municipalities, city attorneys, clerk of
• courts, law firms, vendors and more
